Rent, expenses and repairs in one file

Track rent lease by lease. Expenses and repairs live in the same file, and the Annual Summary shows what each property brought in and what it cost.

    A lease-by-month grid showing due, paid, balance, any late fee from your own rule, and a status of:

  2. Set it up

    Open your copy and start on the Start Here tab, then fill in Settings and Properties & Units.

  3. Track rent and expenses

    Track rent lease by lease. The Annual Summary gives year-end totals per property, labeled "Records summary, not a tax return."

Is this a subscription?

No. One-time purchase, no subscription.

Does it connect to my bank or take payments?

No. Rentlark doesn't connect to any bank, doesn't take or send payments, and has no scripts, macros or add-ons. You type in what was paid.

How many units does it handle?

Up to 10 units. It's built with small landlords (1 to 10 units) and house hackers in mind.

Does it add late fees automatically?

No. The Blank edition starts with no late fee. If you use one, you enter your own rule in Settings. Not legal or tax advice.

Will it do my taxes?

No. The Annual Summary is a records summary, not a tax return. It organizes records for your tax preparer. Not legal or tax advice.

Does it include leases, notices or tenant-screening forms?

Are updates included?

Can I share it with other landlords?

What does the sample data look like?

The Sample edition uses fictional, neutral property data. The Blank edition starts empty.

Is tax added at checkout?

Gumroad may add sales tax or VAT at checkout where applicable.
