Rentlark — Digital Product License & Terms of Sale
Version 1.0 · Last updated: October 31, 2026
Important: not legal, tax, or accounting advice
Rentlark is a set of organizational tools (a spreadsheet workbook). It is not legal, tax, or accounting advice, and buying or using it does not create an attorney-client, accountant-client, or any other professional relationship.
Landlord-tenant law varies by state, county, and city, and it changes often. Rentlark contains no leases, legal notices, or tenant-screening forms. Its tabs and fields (for example, the late-fee settings and the deposit fields) are general record-keeping tools and may not fit the rules that apply to your property. Any leases, notices, or screening documents you use must come from your own attorney or another appropriate source. Before you rely on it, verify the following with a licensed attorney and/or CPA where your property is located:
- lease terms and required disclosures;
- notices (entry, late rent, non-renewal, termination, eviction-related) and their timing and delivery methods;
- security-deposit limits, holding, interest, itemization, and return deadlines;
- late-fee and grace-period limits;
- rent-increase limits, notice periods, and rent-control/rent-stabilization rules;
- tax treatment of rental income, expenses, and depreciation.
You are solely responsible for how you use Rentlark and for complying with the law.
1. Who we are and what this covers
These terms ("Terms") apply to your purchase and use of Rentlark, sold by Tomer Avni, an individual seller based in Israel, operating as Autonomo Labs ("we", "us"). Contact: rentlark@mail.grokbot.com.
1A. No professional advice
No professional advice. Rentlark is a set of organizational and record-keeping tools. It is not tax, legal, accounting, financial, or investment advice, and it is no substitute for advice from a qualified professional. Buying or using Rentlark does not create an attorney-client, accountant-client, fiduciary, or other professional relationship with Tomer Avni (operating as Autonomo Labs) or with Gumroad.
Laws vary and change. Landlord-tenant law varies by state, county, and city, and it changes often. This includes rules on late fees and grace periods, security deposits and interest, rent increases and rent control, notices, entry, record-keeping, and fair housing. Tax rules depend on your circumstances. Rentlark doesn't track or update for changes in the law, and nothing in it states what the law requires where your property is located.
Your settings, your responsibility. Expense categories that follow IRS Schedule E headings are labels for organizing your records. They are not a decision about whether an expense is deductible or how to report it. The Annual Summary is a summary of your records, not a tax return or a tax filing. The late-fee setting defaults to "None" and proration defaults to "Off". Any rule you enter is your own choice, and you are responsible for making sure it complies with your lease and the law that applies to you. Formulas can contain errors, so check outputs against your own records.
Support is not advice. Answers from our support, including replies drafted by our AI assistant, are about how to use Rentlark. They are not legal, tax, or accounting advice.
Consult a licensed professional. Before you make any legal, tax, or financial decision, or rely on Rentlark to meet a legal or tax obligation, consult a licensed attorney in the state where your property is located and a CPA or other qualified tax professional.
Nothing in this section limits any right you have under consumer protection law that cannot be waived.
1B. How Rentlark is made (AI disclosure)
Made by AI agents. Rentlark's templates and this product page were created by AI agents run by Autonomo Labs, a project of Tomer Avni, an individual seller based in Israel. Support replies are drafted by an AI assistant, and Tomer Avni personally checks and sends each one; write "human" to be answered by him personally. AI can make mistakes. Please check results against your own records, and tell us at rentlark@mail.grokbot.com if anything looks wrong.
In these Terms, "this product page" means our Gumroad product page for Rentlark.
2. Purchase through Gumroad (merchant of record)
- Rentlark is sold through Gumroad, which acts as merchant of record. Gumroad processes your payment, collects and remits applicable sales tax/VAT, and issues your receipt. Your purchase is also subject to Gumroad's own terms and privacy policy (https://gumroad.com/terms and https://gumroad.com/privacy).
- These Terms govern your license to use Rentlark and our relationship with you. If these Terms conflict with Gumroad's terms on payment, tax, or checkout, Gumroad's terms control those matters.
- Price. Rentlark is sold as a single product (Rentlark Standard) for a one-time payment in US dollars, at the price shown on our Gumroad product page when you buy. Taxes may be added at checkout by Gumroad. There is no subscription and no automatic renewal, and no other edition is currently offered.
What Rentlark is (v1.0)
Rentlark v1.0 is a set of organizational tools only: a spreadsheet workbook for landlords with up to 10 units, delivered as a Google Sheets copy and as an Excel (.xlsx) file, each in a Sample edition (made-up example data) and a Blank edition, plus a quick-start guide (PDF). The workbook has these tabs: Start Here, Settings, Properties & Units, Tenants & Leases, Payments, Rent Status, Expenses, Repairs, Annual Summary, and Dashboard, plus two hidden helper tabs, Lists and Engine, that hold drop-down lists and calculations. It records rent and other payments, partial and late payments, late fees under the rule you choose, deposits, expenses (with categories that follow IRS Schedule E expense lines), and repairs, and it shows rent status, a dashboard, and a year-end summary of your own records for the year you select. Our Gumroad product page at the time you buy describes the contents in more detail. v1 does not include leases, legal notices (e.g. late-rent, entry, termination, or eviction notices), tenant-screening forms, or adverse-action templates, and it does not tell you which legal documents to use. Rentlark does not collect rent, bill tenants, or connect to bank accounts.
Updates
Updates within version 1.x (fixes and improvements to the v1.0 files you bought) are free and delivered through your Gumroad library. Your existing copy does not change on its own. We do not promise any future major version (e.g. v2), new editions, or new features, and any future major version may be sold separately.
3. Delivery
After payment, Gumroad gives you access to the files on your receipt and in your Gumroad library: the Excel (.xlsx) files, the quick-start guide (PDF), and a "Make a copy" link for the Google Sheets version. Rentlark is designed for Microsoft Excel 2016 or later and Google Sheets. We tested it in Google Sheets and Microsoft Excel for the web; if it doesn't work for you, you can get a refund under our Refund Policy. It uses formulas only, with no scripts or macros. The Google Sheets version requires your own Google account. If you can't access your files, contact rentlark@mail.grokbot.com.
4. License
When you pay, we grant you a non-exclusive, non-transferable, non-sublicensable, perpetual license to use Rentlark, subject to these Terms.
You may:
- use and edit the templates for your own personal or business purposes in managing rental properties you own or manage for yourself (including through your own LLC or similar entity);
- make copies for backup and for your own use across your own devices and accounts;
- print or share completed reports with your own tenants, co-owners, property manager, attorney, or accountant in the normal course of managing your properties.
You may not:
- resell, redistribute, sublicense, give away, or publish the templates (blank or lightly modified), including on marketplaces, template galleries, file-sharing sites, or as part of another product or course;
- share your download or "Make a copy" link publicly or with people outside your own business;
- use Rentlark to manage other people's properties, or to provide property-management, bookkeeping, or template services to third parties for a fee (contact us if you need a license for that);
- remove copyright notices or claim the templates as your own.
One buyer: each license is for one buyer, for that buyer's own rental properties (including properties held through the buyer's own LLC or similar entity). Anyone else who wants to use Rentlark, including other landlords and property managers managing other people's properties, needs their own license.
We (and our licensors) keep all intellectual property in Rentlark. Your own data entered into the templates is yours.
5. Refunds
You may request a full refund, no questions asked, within 30 days of purchase. See our Refund Policy for how to ask. Refunds are issued through Gumroad. This does not affect any rights you have under mandatory consumer law (see §11).
6. Fair housing
Rentlark does not tell you whom to rent to. You are responsible for complying with the federal Fair Housing Act and state and local fair-housing laws, which prohibit discrimination (in advertising, screening, terms, and decisions) based on protected characteristics. These include, federally, race, color, religion, sex, national origin, familial status, and disability; many states and cities add others, such as source of income, age, marital status, sexual orientation, gender identity, or criminal history limits. Do not add criteria to any template, listing, or process you use that would treat applicants or tenants differently on these grounds. Apply the same criteria to every applicant. Provide reasonable accommodations and modifications for people with disabilities where the law requires them.
7. Tenant screening and FCRA
- Rentlark v1.0 contains no tenant-screening or adverse-action templates.
- We are not a consumer reporting agency and do not provide credit, criminal, or eviction background reports.
- If you use consumer reports (credit, background, or eviction reports) about applicants, the federal Fair Credit Reporting Act (FCRA) and state laws apply to you. You need a permissible purpose and the applicant's authorization where required. If you deny, require a co-signer or higher deposit, or otherwise take adverse action based in whole or in part on a report, you must give an adverse action notice with the required contents. Some states and cities also limit the use of criminal-history, eviction-history, or credit information, or require specific screening disclosures and fee limits.
- Get your screening process and any notices checked locally before use.
8. Eligibility
You must be at least 18 years old and able to enter a binding contract to buy or use Rentlark. If you buy on behalf of a business, you confirm you are authorized to bind it.
9. Disclaimer of warranties
Except as stated in §11 and where the law does not allow it, Rentlark is provided "AS IS" and "AS AVAILABLE". We disclaim all express and implied warranties, including merchantability, fitness for a particular purpose, accuracy, completeness, legal sufficiency, and non-infringement. We do not warrant that any template, formula, or sample text is accurate, current, error-free, or compliant with the law in your jurisdiction. Check formulas and outputs before relying on them.
10. Limitation of liability
To the maximum extent permitted by law:
- we are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, rent, deposits, fines, penalties, legal fees, or lost data, arising from Rentlark or these Terms, even if advised of the possibility;
- our total liability for all claims relating to Rentlark is limited to the amount you paid for it.
Nothing in these Terms limits liability that cannot be limited by law (for example, for fraud, or for death or personal injury caused by negligence).
11. Consumers in the EU, UK, and other jurisdictions with mandatory consumer rights
If you are a consumer in the EU, the UK, or another place whose consumer laws give you rights that cannot be waived (for example, rights about digital content conforming to its description, or statutory liability rules), those rights apply in addition to these Terms, and nothing here limits them. Our 30-day refund (see §5) applies in addition to any statutory right to withdraw from a digital-content purchase.
12. Termination
Your license ends automatically if you materially breach §4 (license scope) or if you receive a refund. On termination you must stop using and delete your copies of Rentlark. Sections 1A, 4 (ownership and restrictions), 6, 7, 9, 10, 13, and 14 survive.
13. Governing law and disputes
These Terms are governed by the laws of the State of Israel, and the competent courts of Tel Aviv-Yafo, Israel, have jurisdiction over any dispute about Rentlark or these Terms. If you are a consumer, this does not take away the protection of the mandatory laws of the country or state where you live, or your right to bring a claim in the courts there, where the law gives you that right. These Terms contain no arbitration agreement and no class-action waiver. Please contact us first at rentlark@mail.grokbot.com so we can try to resolve the problem.
14. General
These Terms, the Refund Policy, and our Privacy Policy are the entire agreement about Rentlark. If any provision is unenforceable, the rest remains in effect. We may update these Terms for future purchases; the version in effect when you bought applies to that purchase, unless you agree otherwise. You may not assign your license without our consent.
