How it works
The unpaid balance is the monthly rent minus what was paid within the grace period.
Days late is the later date minus the due date, in calendar days, so rent due on the 1st and paid on the 4th is 3 days late. In a leap year, the extra day counts.
The grace period counts from the due date. A fee applies only when the days late are more than the grace days. With 5 grace days, 5 days late has no fee and 6 days late gets the full fee. Some leases count grace differently.
A flat fee is the dollar amount entered, whatever was paid. A percent fee is the chosen base times the percent, divided by 100, rounded to the cent. The base is the unpaid balance or the full monthly rent, as the lease says. A percent of the full rent can surprise after a partial payment, because the fee does not shrink. This tool doesn't add a fee for each day late.
