How it works
Prorated rent is the share of one month's rent for the days a tenant has the unit. The calculator finds a daily rate, counts the days, and multiplies the two.
Days are counted inclusively. For a move-in, the count runs from the move-in date through the last day of that month, so a January 15 move-in counts 17 days. For a move-out, the count runs from the 1st through the move-out date.
Three methods set the daily rate:
- Actual days: monthly rent divided by the days in that month (28, 29, 30 or 31, with leap years included).
- 365-day year: monthly rent times 12, divided by 365. Daily rate = annual rent / 365, so a full 31-day month can come to slightly more than the monthly rent.
- 30-day month: Daily rate = monthly rent / 30 (each month counted as at most 30 days), so a full February comes to 28/30 of rent (29/30 in a leap year). A move-out on the 31st counts 30 days.
The daily rate is shown to four decimals, and only the final amount is rounded to the cent.
