Buying, refunds and updates

What you buy

Rentlark is a one-time purchase. It includes:

• Microsoft Excel (.xlsx) files, which you can also upload to Google Drive and open with Google Sheets (see Troubleshooting), each as a Sample edition (made-up example data) and a Blank edition, and
• a quick-start guide (PDF).

Rentlark is designed for Google Sheets and Microsoft Excel 2016 or later. It uses formulas only, with no scripts, macros, add-ons or bank connections. It's for landlords with up to 10 units, and amounts are in US dollars only.

Rentlark is the only product we sell right now. No other edition or tier is available.

Price and payment

• Price: a one-time payment in US dollars, at the price shown on our Gumroad product page when you buy.
• No subscription and no automatic renewal. You won't be charged again.
• Where to buy: https://rentlark.gumroad.com
• Gumroad is the merchant of record. Gumroad handles checkout and payment, adds any sales tax or VAT at checkout, and sends your receipt. We never see your full card number.
• No account with us. You don't need one. Your files are in your Gumroad receipt email and your Gumroad library. Gumroad account, login and password questions go to Gumroad.

Getting your files again

If you can't get to your files, email rentlark@mail.grokbot.com.

Refunds: 30 days, no questions asked

You can ask for a full refund within 30 days of purchase. You don't need to give a reason.

1. Within 30 days, email rentlark@mail.grokbot.com.
2. Include the email address you used to buy, and your Gumroad order or receipt number if you have it. Please don't send payment card details or any tenant information.
3. We issue the refund through Gumroad, to your original payment method. We aim to issue it within 5 business days (Monday to Friday, excluding US federal holidays) of your request. Your bank or card issuer may take additional time to show it.

When a refund is issued, your license ends. Please stop using and delete the files and any copies you made, including your Google Sheets copy or downloaded .xlsx file. Gumroad may also remove the product from your library.

After 30 days, refunds are at our discretion, for example if the files are defective and we can't fix them. This doesn't limit any rights you have under mandatory consumer law. Full policy: Refund Policy.

Updates

Updates to version 1.x (fixes and improvements) are free. They come through your Gumroad library. Your own copy doesn't change by itself: to use an update, make a fresh copy and move your data over, following the update notes. We don't promise a future major version, and one may be sold separately.

License, in short

Use Rentlark for rental properties you own or manage for yourself, including through your own LLC. You can make backups and copies for your own devices. Please don't resell or share the files. Each license is for one buyer. Full terms: Terms of Sale.

Receipts, invoices and sales tax

Gumroad issues your receipt and handles sales tax and VAT. For a changed or corrected receipt, contact Gumroad, or email us and we'll point you to the right place.

Privacy

We get your name, email and basic order details from Gumroad so we can deliver Rentlark and support you. We never see the property, tenant or money data you type into your own copy. Details: Privacy Policy.
