How it works

Enter the back rent owed, the regular monthly rent and the first month of the plan. Then choose a number of months or a fixed catch-up payment each month.

With a number of months, the back rent is split evenly in whole cents. Any leftover cents go in the last month, so $1,000 over 3 months is $333.33, $333.33 and $333.34.

With a fixed catch-up payment, the number of months is the back rent divided by that payment, rounded up, and the last month pays what is left, so it can be smaller. A payment at or above the back rent makes a 1-month plan.

Each month, the total due is the regular rent plus that month's catch-up payment. The payment goes to the oldest unpaid rent first, as in the back rent calculator on this site, so the catch-up part pays down the oldest back rent. Your lease or local law may require a different order.

The table shows each month and the back rent left after it. Plans are limited to 120 months (10 years). All math is done in whole cents, so the catch-up payments add up exactly to the back rent owed.
